How often should gutters be cleaned in Florida?

A standard home in Florida needs two visits a year, before the rains and after hurricane season. In central and south Florida, around Tampa, Orlando and Miami, that means one visit in April or May, ahead of the rainy season, and another in November or December, once hurricane season winds down; homes under heavy live oak or pine canopy often need a third, quarterly visit. Live oak, laurel oak, slash pine and palms shed debris into the gutters, with live oak leaf drop peaking in February and March and pollen through April.

In north Florida, around Jacksonville, Tallahassee and Pensacola, the same two-visit rhythm applies in April and December, with live oak, laurel oak, pine and sweetgum adding a second leaf drop in November; homes under heavy pine often need a third cleaning. Hurricane season, June through November, brings the heaviest rain across the state, and a full gutter during that stretch overflows fast, pushing water toward the fascia and foundation instead of through the downspouts. Who is responsible

Who is responsible for gutter cleaning in Florida: the HOA, the condo association or you?

In Florida, who cleans the gutters is decided by your community's governing documents, not by the state. The declaration and bylaws say what counts as a common element and what belongs to the owner.

Condos and attached townhomes. The roof and the gutters on it are usually common elements, and the association handles cleaning. Some declarations hand balcony or entry gutters back to the owner, so check yours before you book.

Single-family HOA communities. You own the house, the roof and the gutters. The HOA can require that they be kept clear and can send a violation notice if they are not, but the cleaning itself is yours to arrange.

Florida associations operate under Florida Statutes Chapter 718 (Condominium Act) for condominiums and Chapter 720 (Homeowners' Associations) for homeowners' associations. Chapter 720 lets an association enforce exterior maintenance standards written into its declaration, which is why the notice can name gutters specifically.
