How much does gutter cleaning cost in Arizona?

A single visit to clear gutters and downspouts in Arizona starts from $229, set by the home's stories and its linear feet of gutter, as of September 2026. Homesheen prices by the linear foot and by height, the quote is fixed before we arrive, and you book it by calling (877) 549-4411. That number is not a free estimate that grows once a crew is on the ladder.

Prices differ across the state because Arizona is not one labor market. Labor in the Phoenix metro sits above the state figure, and roof height and tree cover differ across the state: the low desert around Phoenix and Tucson carries light, open canopy, while the higher, cooler country in the north sees taller roofs and heavier tree cover that take a crew longer to clear.

How often

How often should gutters be cleaned in Arizona?

A standard home in Arizona needs one to two visits a year, timed before and after the monsoon. In the low desert around Phoenix, Tucson, Mesa and Chandler, gutters get cleared in June, ahead of the monsoon, and again in October once it passes. Leaves never really pile up in this part of the state; palo verde and mesquite shed lightly in spring, and desert willow and palm debris build up slowly rather than all at once.

In the higher, cooler country in the north, homes see two visits a year: early October, before the first snow, and again in May, after the melt. Cottonwood, green ash, aspen and blue spruce all drop into the gutters there, and the difference from the desert floor is real snow load rather than dust. Across Arizona, monsoon downpours in the low desert and ice dams in the high country both push a full gutter past what it can hold, so gutter maintenance before each season, clearing debris from the gutters and downspouts, matters as much as the season itself.

Why Homesheen

What is different about a Homesheen gutter cleaning in Arizona?

Three things, and they hold in every city we work in. The price is set by the foot and by height before we arrive, so a two-story home with 180 feet of gutter gets one number and that number is the invoice. We work three stories and up, which most gutter crews stop short of. And every visit ends with before and after photos of every run on your phone, so you can check the work without a ladder, or forward it to an HOA that asked.

Gutter repair, guard installation and new gutters are not things we do. If your run needs one of them, we say so and leave it at that.

Who is responsible

Who is responsible for gutter cleaning in Arizona: the HOA, the condo association or you?

In Arizona, who cleans the gutters is decided by your community's governing documents, not by the state. The declaration and bylaws say what counts as a common element and what belongs to the owner.

Condos and attached townhomes. The roof and the gutters on it are usually common elements, and the association handles cleaning. Some declarations hand balcony or entry gutters back to the owner, so check yours before you book.

Single-family HOA communities. You own the house, the roof and the gutters. The HOA can require that they be kept clear and can send a violation notice if they are not, but the cleaning itself is yours to arrange.

<!-- STATUTE: fill condo and HOA statute names for Arizona from write-once-state.md skeleton, verify on the legislature site, then publish this sentence. -->

If the letter came from your HOA, the fastest way to close it is a dated before-and-after photo set, which is what every Homesheen visit ends with.

What it costs to skip

What happens if you never clean your gutters in Arizona?

Clogged gutters packed with leaves and debris do not overflow neatly. Water starts backing up under the roof edge, runs down the outside of the wall, and collects at the foundation. That leads to rotted fascia boards, stained siding, mold on the wall behind them, and water damage to the interior wall. Any one of those turns into costly repairs that run past what ten years of gutter cleaning would cost.

Tower Hill Insurance, a home insurer, recommends clearing gutters twice a year for exactly this reason: it protects the foundation and the walls, and it is an insurer saying so, not a contractor.

If the regional calendar above puts your area in a cleaning window now, book the clean before the next heavy rainfall.

Speak with Homesheen(877) 549-4411
How much does it cost to get gutters cleaned in Arizona?
A single visit in Arizona starts from $229, as of September 2026. The number of stories and the linear feet of gutter on the home set the final number, not the square footage of the house, and it is fixed before we arrive. City pages below show the exact local starting price for your market, drawn from real jobs near you. Call (877) 549-4411 with the stories and rough footage for the number.
What is the best month to get your gutters cleaned in Arizona?
The two most common cleaning windows in Arizona are June, ahead of the monsoon, and October, once it has passed. Homes in the state's higher, cooler country follow a slightly different pattern, with an added visit in May after the winter melt. The regional breakdown is in the section above this one.
How much to clean gutters on a 2000 sq ft house?
Square footage is not what sets the price; stories and linear feet of gutter are. In Arizona, a quote runs from $229 for a single story and from $419 for two stories. A 2,000 sq ft home can be built as either one story or two, so the city page for your market carries the exact figure.
How often should gutters be cleaned in Arizona?
Two to four times a year depending on the trees over the roof; the regional breakdown above gives the windows for your region. A standard home with little tree cover needs two visits, spring and fall. Under heavy oak, pine or palm canopy it needs a visit every three months.
Are gutter guards worth it in Arizona?
Guards keep out leaves and cut how often gutters need attention, sometimes by a lot. They do not keep out pollen, shingle grit or seed casings, which settle under the mesh and hold water. A home with guards still needs the gutters cleared, just less often, and the guards come off and go back on for it. Homesheen cleans under guards; it adds from $50 to the visit.
Who is responsible for cleaning gutters in an HOA in Arizona?
Your governing documents decide. In condos and attached townhomes the association usually handles roof and gutter upkeep; in single-family HOA communities the owner does, and the HOA can require it. The full answer is in the section above.
Do you price gutter cleaning by the hour?
No. Homesheen prices by the linear foot and by the number of stories, and the quote is fixed before we arrive. An hourly rate climbs when the job runs long; ours does not.
Which Arizona cities do you cover?
43 of them, listed at the top of this page with a link to each city's own price and calendar. If your town is not on the list, call (877) 549-4411 and we will tell you whether a nearby crew reaches it.
